Tenant Screening & Selection

Our thorough evaluation process complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act.  When a qualified tenant is secured, RSPM schedules a lease signing session and a move-in condition evaluation after your approval.


Lease preparation & Signing

RSPM manages the lease signing with the approved tenant, using our RSPM lease, ensuring that all proper contracts are executed correctly.  Rents, deposits, and any fees are collected in accordance with local legal and financial regulations and recorded in your online account.  RSPM also reviews the rental application and lease process with the tenant at the lease signing.

Finally, a RSPM lease agent and the approved tenant conduct a walk-through of your investment property to document conditions.  This important walk-through assists in accurately assessing any changes in conditions when the tenant moves out.


monthly Rent Collection

Late and missing rent negatively impacts your bottom line with an investment property.  RSPM collects the rent every month and deposits it into your account.  Our collection processes are professional, and we are extremely diligent in collecting rent in a timely manner, saving you from the hassle.  We treat each tenant with respect, accountability, and fairness.  A positive relationship with your tenant leads to timely rent payments and better care for your property.


Regular property Evaluations

COMPLIANT EVICTIONS

Even with careful screening, there is occasionally a tenant who needs to be evicted.  Our RSPM staff is extremely knowledgeable in Maryland state and local landlord/tenant laws. If the tenant does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary to remove the tenant and get your property back on the rental market again.

Ask us about our eviction protection. For property owners who opt for this plan, RSPM will pay for the eviction should it become necessary.
